We designed Sailworks to foster a genuine sense of community, delivering 388 fully equipped studio apartments across two split level buildings, supported by a range of shared spaces including co working areas, kitchens, a cinema room, gym and yoga studio. These spaces create a co living environment that balances independence with connection, encouraging interaction while maintaining privacy. Quality was central throughout the project. Externally, we used glass reinforced concrete to reflect Lancaster’s architectural character while improving efficiency and reducing structural load. Internally, each studio has been completed to a high specification, creating a durable and modern living space that meets the expectations of contemporary student living. We embedded efficient, future focused systems into the build, including a concrete frame structure for enhanced fire safety and regulatory compliance, alongside pre insulated pipework to improve long term performance and minimise maintenance risks. Energy monitoring within each studio also enables residents to better manage their consumption, supporting more sustainable living. Delivering Sailworks required careful coordination due to the constraints of a busy city centre location. Restricted access, complex ground conditions, deep piling works and the presence of a historic culvert all required considered solutions. Through detailed planning and collaboration, we successfully navigated these challenges while maintaining our standards of quality and delivery. Sailworks reflects our commitment to delivering developments that combine quality, efficiency and community. The result is a scheme that not only provides high quality accommodation, but also contributes to the wider area, creating lasting value for residents and the local community.
